We were appointed by the management of British international school to rectify the leaking in the building at bandar utama, Damansara. I actually didn't realize there is a British International School at Bandar Utama, Petaling Jaya nearby.
Once we were there to inspect on the first day, we felt like we are foreigner because all the children and teachers were foreigner (Orang Putih) and only we and the management team are the local fellows.
After the inspection at the leaking areas, we found out there are two leaking areas needed to rectify a.s.a.p because complaints by the teachers and children parents there. The two areas are the hallway and the children toilet

We had to cut the plaster ceiling at the toilet and look into the leaking areas and determine what actually cause the leaking ? Was it due to the piping or was it waterproofing problem? After analyze the condition, we determine the cause of the problem is due to honeycomb / installation piping in the concrete surrounding the pipe areas. There are 3 downpipes leaking in between the concrete and piping and thus its a waterproofing problem and can be rectify through our method.
We cut the plaster ceiling at the hallway too and look into the leaking areas as well. There are many leaking spot at the hallway area. One of them is conduit electric leaking and few more spots at the edge of the concrete wall nearby the conduit electricity pipe. The leaking through the concrete as you seen in the pictures are typical type of concrete leaking and its very straight forward except the conduit pipe electricity. Usually if leaking at conduit electricity is more tricky and needed to analyze into details before rectifying it.

We both agreed to carry out the rectification work during night time when nobody is in the building due to waterproofing chemical involved and we also won't want the children playing around probably interrupted our progress work. So we visit another night time and carry our work till dawn around 330am completed and was pretty exhausted. The toilet and hallway waterproofing leaking repair at British International School finally rectify at the end of the day.
They later ask us to rectify the gym room roof leaking but due to the structure building crack after we identify and determine the cause leaking gym roof at Damansara British International School. They ask the original buidling contractor to rectify it which is subject to their warranty sort of.

Project: Water Leaking at the toilet slab Putra Heights, Subang Jaya 2014
Summary
I was called up by a customer (Yunos) to come and repair the water leaking in his toilet at Putra heights, Subang jaya house. Encik Yunos explained to me that when he move in to Putra heights housing areas, there are few water leaking points and he had requested the developer of the housing area (SIME DARBY) to fix and repair the water leaking spots because its still under defect warranty periods. The developer send the contractor but it always take a very long time for the developer contractor to come and repair. Although they come and fix it, but the leaking problem return back and the defect warranty back just finished.
Encik Yunos said "betul betul malang" baru habis defect warranty, air bocor tandas datang lagi.
Then Encik Yunos called up a waterproofing contractor to come and fix it. To his disappointment once more, the waterproofing contractor came 4 times attempted to fix the water leaking problem but was not successful. In the end the waterproofing contractor never pick up his called ever since. Mr Yunos is really unlucky because he had already pay the money to the contractor waterproofing.
Investigate and analyze the water leaking arteas in the house
Mr Yunos showed me the water leaking where you can see the water mark leaking which i highlighted there. The water leaking along the plaster ceiling areas
I went inside the plaster ceiling hole and saw all the leaking points on the slab as attached picture below
I asked to view the toilet leaking slab and went upstair to study the leaking point areas. Mr Yunos explained that the contractor tried to fix 4 times but failed. One of his attempt was to brush the chemical at the tiles joint. Another attempt he hacked some tiles and reapply waterproofing but failed, he also tried removed some tiles at the wall and poured some white chemical as you can see in the picture and it also failed before he gives up and never return back anymore after the owner of the house tried to call him back.

After i analyze the water leaking situation at Encik yunos house putra heights, subang jaya house and collected all the neccessary information. We then proceed to repair our waterproofing repair work and explained to Encik Yunos in detailed what we would do. We were shocked when we notice there is a formwork did not removed by the previous contractor, we helped removed all the formword and begin our repair work waterproofing by injecting the chemical waterproofing at the necessary leaking points. Its required technical and experiences to inject the chemical waterproofing areas spot to permanently stop the water leaking.
After we had repair the leaking points and all the necessary waterproofing works, we proceeded by doing a ponding test at the toilet for 2 days. We leave the water ponding there in the toilet to double check that the leaking points we had repaired had permanently stop the water leaking. For your information, this is a standard procedure testing inspection for all the large scale project contract as a prove that waterproofing work had passed the requirements and there will be no leaking.
Conclusion
Encik Yunos thanks us for helping solving the waterproofing problem that haunted him and wasted many of his time. There is a twist in the end too where his neighbour house wall is leaking and he claims that the leaking came from Encik Yunos house. After investigated and analyze the neighbour house, it is confirm that the leaking problem came from Encik Yunos.

Bad contractor story experiences shared by customer
Recently i heard there are many people sharing their bad experiences story about waterproofing contractor who comes and failed to repair their home leaking problems. The common things what i have heard is: 1) the waterproofing contractors are rude and rough probably due their lower education background, 2) they come and repair but the water leaking continues abd they already disappeared, rejected their call and never return back. 3) they couldn't explain the problems in detail and was not honest by trying con them etc....
Customers pick the wrong contractors
So i started to take some residential house repair at Klang Valley for the last 3 months when i have the time to go inspection and fix their house leaking problems. Its always so interesting to listen the customer stories or their bad experiences sharing of the previous contractor waterproofing or renovation they appointed. I usually asked them where did they get the contractors? They explained they had no ideas where to find the good contractors, so they turn out call the contact number leaflet or pamphlet they received from their mailbox house.
